Where exactly is the Ozéa domain located?
The Ozéa domain is located at Steenovenstraat 6, 8430 Middelkerke, 1.5 km from the beach and 1 km from the shops. Ostend is 7 km away, Nieuwpoort 9 km and Bruges 31 km. The domain is fully fenced and accessible via a single main entrance with a barrier.
What does a holiday home in Ozéa cost?
Prices start from €265,000 excluding costs. Excluding costs means that VAT or registration duties, notary fees and connection charges are still to be added to the price. Request the price overview per type for the exact price of your home.
How many homes does Ozéa have and when will they be delivered?
Phases I and II comprise 68 units in total: phase I has 19 units in 5 types, phase II 49 units spread across 16 buildings and 8 types. Delivery of both phases is scheduled for spring 2027.
Which home types are available and how big are they?
There are eight types: Cappa, Nara, Luma, Mira, Niva, Alma, Cora and Oliva. Each type has one or two bedrooms and is available as a ground-floor home, an upper-floor home or a duplex, with a living area of between 75 and 81 m². The full comparison can be found on the Homes page.
Is it full ownership or leasehold?
You buy in full ownership, land and home together. There is no leasehold and therefore no annual ground rent. This sets Ozéa apart from a number of other holiday resorts on the Belgian coast, where the land is granted under a leasehold.
May I register my domicile at Ozéa?
No. The domain is situated on land with a recreational designation, which means domicile registration is not permitted. That same recreational status does give you complete freedom to use or rent out the home as a holiday residence all year round.
Can I recover the 21% VAT?
Yes, 100% of the 21% VAT is recoverable when you rent out the home with hotel services through a professional manager. You become liable for VAT as a result, and the recovery applies over a revision period. Have your situation reviewed in advance by your accountant or tax adviser.
May I rent out my home and who arranges that?
Yes. Caenen takes care of the entire rental process: photography, publication, bookings, guest reception, cleaning, maintenance and a monthly statement. You do not have to follow up on any bookings yourself.
Can I use the home myself if I rent it out?
Yes, you decide for yourself which periods you reserve for personal use. Do bear in mind, however, that personal use has consequences for the VAT recovery: the share used privately is not deductible. Agree the number of personal weeks in advance with your accountant.
Which facilities are available on the domain?
The domain features a bistro with a sun terrace and indoor playground, a fitness and wellness area with sauna and steam bath, an indoor and outdoor playground, padel courts, a tennis court, petanque courts, dancing fountains, a laundrette with professional appliances and a foodwall with freshly prepared daily meals.
How energy-efficient are the homes?
All homes achieve an E-level of E30. They are equipped with a heat pump with underfloor heating, solar panels, high-performance glazing and large aluminium window sections. In addition, you benefit from a 50% exemption from property tax for five years.
Is the parking space mandatory or included?
Every home comes with a private parking space worth €17,500, which must be purchased along with it. Under the current launch conditions, this parking space is included free of charge in the purchase price. In addition, there is a separate visitor car park and an enclosed bicycle storage area at the entrance.
Are they houses or apartments?
Both. Ozéa combines detached holiday homes, four-in-one buildings and one-bedroom apartments within a single domain. The ground-floor homes have their own small garden, and all units have a private terrace.
